Randwick Group Adds Age-in-Home to Expansion Plans

Proposals for Randwick in Sydney’s south-east are coming thick and fast with a plan from aged-care group Montefiore the latest.

Its planned contemporary seniors housing project would add a five-storey block on the site at 100-120 King Street and 30-36 Dangar Street.

The application under Sir Moses Montefiore Jewish Home has an estimated cost of $83 million and would expand an existing facility of 276 single rooms on the 2.94ha site.

The plans by Jackson Teece Architecture show 37 independent living units, 12 residential aged-care beds, ground-floor retail, basement carpark and a village plaza.

“The proposed composition of residential units will respond to the demographic composition of Randwick, which has experienced strong growth in the senior age bracket,” Urbis said in the application. 

“There is an identified need for seniors’ housing options that will support the strategic direction to allow for senior residents to ‘age in place’.”

The Montefiore Randwick already holds an approval for the site and has applications for the entire block dating back to 2002.

The non-profit also has a large establishment in Hunters Hill and a boutique hotel-style home in Woollahra.

A previously approved plan to create 87 residential care facility (RCF) beds was deemed unsuitable.

“The exclusive delivery of RCF beds is not suitable with respect to Randwick’s aging demographic profile nor the emerging preference for supportive living environments that do not compromise wellbeing or independence,” the application said.

Plans were filed this month for a 190-key hotel and function centre next to the Royal Randwick course. 

The $94-million proposal included a seven-storey hotel, “jockey club” and gaming area, pool, gym, restaurant and bar at the course.
