Fort Collins approves 200 new homes at Timber Lark on South Timberline Road

A city hearing officer recently approved the 200-home Timber Lark project on South Timberline Road in southeast Fort Collins.
The project is on 35 acres that were annexed into the city in February, northwest of the intersection of Timberline and Trilby roads.
The hearing officer also approved two modifications to the planned development: one that would reduce the number of solar-oriented lots and allow front- and rear-loaded, two-family dwellings to be classified as two different housing types.
Fort Collins requires a certain percentage of homes to be oriented in a solar-friendly way and requires four or more different housing types on projects larger than 30 acres.
Steve Schroyer of Schroyer Resources, who represents AADT Land Holdings, said the long, narrow site and the city-required block-and-grid layout for homes made it difficult to meet the solar requirement.
AADT is under contract with Lennar Homes to build the project.

The site will be accessible from South Timberline Road and include a 1-acre park.
All homes will be for sale. The development will include 83 single-family homes, 66 paired homes — some front-loaded, some alley-loaded — and 48 townhomes. The project will be built in one phase and begin as soon as all the necessary permits are in place, which are anticipated in late summer.
The project is in an area teeming with new construction, including the Rennat subdivision and Hansen Farm developments that would bring about 500 new dwelling units to the area.
